Who 3G is

3G Healthcare Real Estate is a brokerage that works in one kind of building: skilled nursing. We represent owners and operators selling, and we bring buyers the buildings that fit what they are looking for. Now and then a buyer hires us to go and find them, one building at a time. We do not raise funds or manage buildings. That focus is deliberate. Skilled nursing is the hardest corner of healthcare real estate to price, because the value of a building lives in what the state pays it, its inspection record, its staffing, and what its legislature is about to do, as much as in its bricks. A generalist sees a property. We see all of it.

When we tell an owner what their building should trade for, that number comes from the record and the trades around it, not from a buyer we are trying to please. When a buyer tells us what they want, we bring them the deals that fit, not a blast list.

The origin

Why we built SNFRadar

We built SNFRadar because we needed it. To advise a seller properly you have to know what the state pays their building, what the buildings around it trade for, which operators are growing, and what the legislature is about to change. That picture existed nowhere as one thing, so we assembled it from the public record, put every building under one name, and set it to rebuild itself as the sources move.

Then we decided to publish it, free, state by state. Owners make better decisions with the real picture in front of them, and an industry that prices off rumor and cold calls is worse for everyone in it, including us. SNFRadar is the market intelligence we run our own business on. Publishing it keeps us honest: if a number on this site is wrong, it is wrong in our own book too.

What SNFRadar is

SNFRadar is the market read for skilled nursing, free. For every state: what the state pays, how full the buildings are, who is staffed and who is not, who is buying and who is selling, and what is moving in the statehouse right now. Behind it, every certified building in the country on its own page, live tracking of every bill that touches skilled nursing, our published studies, a dashboard where you track your own buildings and states, and a standing offer to run any number you need against the same records.

Nothing here is written once and left. It rebuilds as the sources move, and every page says where its numbers came from and when, so you can check us.

The records

What it is built from

Sources. Medicare's provider files and star ratings, federal ownership-change filings, each state's published Medicaid rates, state corporate records, county property records, and state health department directories. All public; every page says where its numbers came from and when.

Putting it together. The work is in joining them: one building stays one building however many companies file against it. That is the part nobody else has done, and it is what lets a question cross counties, operators and years in one pass.

The methodology

Why data, and not a call sheet

Most brokerage in this space is a phone list worked top to bottom: call everyone, ask everyone, hope the timing lands. We think that is backwards. The public record already says which markets are tightening, which rates just moved, which operators are under pressure and which are expanding. Read properly, it tells you where a conversation is worth having before anyone dials.

So we track the record instead. Every certified building, every state's Medicaid rate publications, every ownership change, every bill that touches what the state pays or how a building must staff, updated as the sources update. When we come to a valuation, it is built from what the data says about that building and its market, not from what a cold call happened to surface that week.

That is the difference SNFRadar makes. A seller working with us is not one name on a list of ten thousand. They are the owner of a specific building whose economics we already understand, in a market we already track, at a moment the record says is worth acting on.

Streamlined and quiet, start to close. Confidentiality is the default at every step.

The read

We start from the record: what the state pays your building, its staffing, its inspection record, and where it sits in its market, checked against every comparable trade we track. You see the same picture we do before anything goes anywhere.

The number

A valuation built from the data, with the reasoning shown. If we think you should not sell right now, we say that too. A deal that should not happen is not a deal we want.

The market, quietly

We bring the opportunity to the buyers the data says are right for it: active in your state, in your kind of building, at your size. No blast lists, no leaked processes, no word getting around before you want it to.

Competition, then close

Real interest is run against real interest, so the price is set by the market and not by the first phone call. We manage diligence and keep the file moving until the wire clears.

The deal

What we do with it, and what we will not do

We are skilled nursing brokers. We represent owners selling, we bring buyers the deals that fit, and we spend our days on the same records these reports are drawn from. The reports are not a lead magnet dressed as research; they are the actual working picture, published.

  • We do not sell or share your details. Not with a data broker, not with a lender, not with anyone.
  • We do not cold-call you for signing up. A report is a report. If you want a conversation you ask for one.
  • We ask which state you are in so the report is your market rather than a national average. That is the whole reason for the question.
  • The text and email boxes on the sign-up sheet start checked. One tap clears either before you submit, and access to a report has never depended on which way you leave them.

The one thing we do ask: a mobile number, once, to confirm you are a real person in this industry. These reports carry market detail we are not willing to publish to anonymous traffic.

Straight answers

Is SNFRadar really free?

Yes. Every state report and the national edition are free to read, and the first read needs no account. Signing in keeps your states, your buildings and your documents in one place.

What do you get out of publishing it?

We are brokers in this market. Owners who read the same picture we work from tend to call us when it is time to sell, buyers tell us what they are looking for, and that is the whole business model. There is no subscription and nothing to buy on this site.

Do the reports identify building ownership?

No. The public reports describe the market from public sources. Ownership is a conversation with us, never a page.

Will you contact me if I sign up?

You get a welcome note with your report, and the alerts you switched on. A sales conversation starts only when you start one.

I am a buyer. Is this site for me too?

Yes. When we bring a building to market we bring it to the buyers our data says fit it, and now and then a buyer hires us to go and find the buildings that fit. If we know what you buy, your state, your kind of building, your size, you are on that list when the right building trades. Tell us what you buy or book a call.

How do you value a building?

From the record: what the state pays the building and who pays the rest, its staffing and inspection record, the trades around it that we track, and where its state is heading. You see the reasoning, not just the number.

Can I ask for a number that is not in a report?

Yes. Ask us for a number and we run it against the same records the reports are built from. If it is answerable, we answer it, and we do not charge for that.
